Fees

Miscellaneous Charges:

• Application fees $65
• Administrative fee for establishment of leases, coordination of move-in/out and associated administrative matters, $75 per tenant for apartment complexes and $200 for single-family homes.
• Transfer fee for Assignments and Subleases $275
• Key replacement fee $25
• Key fob replacement fee $50
• Lockout during business hours $35
• After-hours lockout $185
• Non-Refundable Pet Fee $300 (if allowed per Lease Agreement)
•  Pet Rent $30 per month per pet
• Pet Screening Fees: Non ESA Pet: $20 first pet, $15 additional pets; ESA pet: $0; No pet: $0
• Some apartment complexes incur a monthly parking fee (see specific property page for more details).
• Replacement Parking Pass $12

Lease Violation Charges:

• Late payment charge of $15.00 or 5% of the rent, whichever is greater. Return check fee of $30
• Party, Noise Ordinance Violation/disturbance or keg: $500
• Unauthorized Pet: $250 per day
• Unauthorized tenant: $250 per day

Court and Summary Ejectment fees:

• Complaint Filing Fee: Cost of filing of the Complaint and service of process, plus Fifteen dollars ($15.00) or five percent (5%) of the monthly rent, whichever is greater.
• Court Appearance Fee: Ten percent (10%) of the monthly rent.
• Second Trial Fee: Twelve percent (12%) of the monthly rent.

Trash and Tenant Damages:

• If trash is not picked up and disposed of responsibly and in a timely manner, a lease violation fine of $100 will be assigned. Trash pick-up fees will include a trip charge, per hour labor plus any fees incurred for disposal. 

Repairs for damages caused by tenants, beyond reasonable wear and tear, are billed for labor and materials, plus a 12% service charge.

Some fees and charges may vary depending on the lease. In such a case, the Lease Agreement shall control in lieu of these charges. The charges set forth above are subject to change without notice and shall be effective upon their posting on this website link.
